Your Board of Directors recently met and reviewed your operating budget for 2012. As you know, the Association was able to reduce assessments in 2009 and they have remained the same through 2011. However, in an effort to gradually increase the Reserve Contribution to the amount recommended by an independent Capital Reserve Consultant, the Board approved a 4.56% increase for 2012. The purpose of the Reserve is to fund critical maintenance on common elements of Radcliffe Place, including but not limited to driveways, curbs, gutters, lighting, mailboxes, and roofs.
Your new coupon booklets will be ordered this month and you should receive them in time to pay your January assessment. Please remember that all assessments are due by the first of the month and are considered late if not posted to your account within 30 days of the due date.
If for any reason you do not receive your booklet please notify us immediately, but do not let this delay your payment. You can pay your assessment in several ways: 1) Send your payments to the Columbia lockbox at Post Office Box 912, Columbia, SC 29202; 2) Go online to www.cmgcharleston.com and select “online payments”, you will need your account number which is noted above for this option if you have not already setup your account; or 3) Download the form from our website and set up ACH for automatic draft of your assessments. Beginning in January 2012 if you have your payments set up on ACH through Community Management Group, you need to be aware that any outstanding balance will be debited from your account.
Please note that any payments received at the office on Folly Road will be mailed to the lock box for processing. Any payments received that are made payable to CMG and not the Association will be returned to the homeowner. Both of these circumstances may delay posting of your payment resulting in unnecessary late fees.
